There has been a significant increase in the numbers of wealthy and senior buyers particularly from Germany and mainland Europe looking for property for sale in Alanya Turkey – demand is so intense that one local developer has received over two hundred applications for a purpose built luxury development for seniors before construction has even begun.
As a result of the popularity of the location Alanya now has more settled foreign residents than any other resort in Turkey but are these foreigners welcome or are they seen as an economic necessity - and are they happy once they’ve found their ideal property for sale in Alanya and moved in? We analyse the situation in Alanya and look at how Turkey is changing under the weight of international property investor and buyer interest.
According to a report in the Turkish Daily News there is a slight reticence in Turkey relating to the sale of land and real estate freehold to foreign buyers. Whereas some of the most popular countries with those looking for property abroad such as Spain and Cyprus have now embraced the influx of foreigners, many Turkish people are apparently concerned about the changes to their lifestyle and living standards that an influx of foreigners could potentially bring about.
In Alanya on the Mediterranean coast in Turkey there is a strong division of opinion; property and tourism related businesses naturally embrace the fact that the resort has the highest number of foreign residents and welcomes one of the highest numbers of visitors annually…some local residents who have been priced out of the property market resent the ‘invasion’ and this seems to be the pattern across Turkey in the major tourism and property buyer hotspots from Istanbul to Cappadocia to Kalkan.
As some benefit from greater wealth accrued directly from their participation in business with foreign residents some suffer the loss of choice when it comes to affording property and land for sale…
In a survey by Dr. Halil Ibrahim Bahar in the Journal of Turkish Weekly entitled ‘Belonging and Participation’ a large percentage of foreign purchasers who had bought property for sale in Alanya Turkey and then settled into it permanently were asked about how they were getting on and enjoying life in Alanya…the majority of those surveyed advised that apart from the bureaucracy and some confusion over differences in laws and regulations in Turkey and their home country they were incredibly happy living in Alanya.
The low cost of living, the fantastic climate, the natural beauty that abounds in Turkey as well as the favourable property prices is leading to more and more people being drawn to the country for a new home, a second home, a holiday home or simply a holiday…these people are welcomed, their economic contribution to the country is welcomed and the majority of Turkish people and businesses are happy to see foreigners visiting and moving to their country – it seems that the main sticking point is a slight fear of foreigners pushing up house prices to excessive heights and colonising certain areas of the country and leaving local residents feeling like foreigners in their own land. In Spain this was also the case a number of years ago but overall foreign buyers and local Spanish people live happily side by side now and this will likely be the case in Turkey…
