Using a Surveyor when Buying Property in Bulgaria

Why you should use a surveyor when buying Bulgarian property and how to go about finding an English speaking surveyor

Using a Surveyor when Buying Property in BulgariaThere are four main methods of buying property in Bulgaria – you can buy land and build your own house, you can buy a property off plan in Bulgaria, you can buy an older property and renovate it to make it into the perfect home or…if you’re lucky you’ll be able to buy a completed house that perfectly matches all the criteria you have for your ideal Bulgarian home.

Each of these purchase methods has got one significant factor in common – you should be using a surveyor when buying property in Bulgaria no matter which approach you prefer!  But until very recently it was extremely difficult for overseas buyers to find an English speaking surveyor in Bulgaria to assist them – thankfully though that has all changed…

It doesn’t matter whether you’re buying off plan, self building or buying an already completed home, you need to have it surveyed.

Building standards and practices in Bulgaria are not the same as in the UK or Germany for example - additionally unusual issues can arise in a country like Bulgaria such as boundary disputes where a developer may have encroached on another’s land when developing a site, and problems can even occur with a home’s access to water or electricity for example.

A good surveyor will sniff out any and all such issues before you buy, they will help you determine what needs to be done by you or the vendor if a sale is to proceed and what’s more, there’s a new service available in Bulgaria that actually goes even further than that…

Mark Davis who has teamed up with BG Surveyor to provide a complete service to all overseas buyers purchasing real estate in Bulgaria actually decided his services were desperately needed after he bought a Bulgarian property off plan.

Mark had to make such frequent journeys back and forth to ensure everything was progressing as it should, that construction stages had reached the level the developer said and that the building methods used were of a high enough standard that he realised in the end that he would pay himself far less to carry out such a job as a professional surveyor than he was actually forking out on flights and accommodation every few months!

As a result of this revelation Mark Davis and BG Surveyor are now offering a brand new service to all overseas and foreign buyers of property in Bulgaria.  An excellent example of how their service can work for you is apparent when you look at the service they offer those buying off plan property in Bulgaria.

Initially they will look at the site plans, building specifications, land and infrastructure in the vicinity and advise you on whether the developer’s promises are likely and achievable.  On-going, if you do decide to buy they will examine the development of your property on a frequent and regular basis, providing you with invaluable professional feedback and when the property is ready to be handed over they will give it a final survey to ensure it matches contractual guarantees and is of sound build quality.  Remember, this company is employed by you and therefore working on your behalf, they will not cut corners or overlook shoddy building work like a developer or estate agent might when sending you an update on the progress of your property, they will help you, advise you and look after your interests.
