Thanks to significant publicity about the attraction of Sunny Beach as a popular and lively resort, and also thanks to the resort’s stunning white sandy, Blue Flag award winning beach, tourism numbers in the resort are up and demand for Sunny Beach property is not abating.

The desirability of the location has not only led to an increase in tourism numbers but it has led to an increase in the numbers of developers constructing apartments and villas for sale to international buyers in Sunny Beach.  Some of these properties represent an excellent investment and some do not…

Property buyers in Sunny Beach in Bulgaria need to tread carefully and do their due diligence into which property developers have completed projects under their belt, which are reputable and have all of the correct building permissions in place and which areas of Sunny Beach as well as which property types actually represent good investment opportunity.

The building boom in Sunny Beach has meant that a great many apartments have been built and only those closest to the beach with access to a good range of amenities and facilities will rent well and resell easily.  Certain astute developers have affiliated with some of the leading tour operators and offer potential purchasers guaranteed holiday let income as a result.

Other good alternatives for those looking for investment property in Bulgaria are villa properties with a swimming pool located close to the beach and close to the main centre of Sunny Beach – these rent well with families and as tourism numbers continue to increase and more cheap flight operators head to Burgas airport, so demand for this type of property will probably increase.

There are two downsides to the resort however; the first is that Sunny Beach has become more expensive now that demand for Sunny Beach property in Bulgaria has increased, and the second is that the boom has resulted in the already creaking infrastructure actually breaking in some places and leaving drains blocked and roads full of potholes for example.  To get around the both issues some buyers are looking elsewhere for alternative properties.  Property hunters are looking at the likes of St. Vlas for example, where prices are slightly cheaper, where there is more potential for property price gain and where the building boom has not resulted in a breakdown of infrastructure!
