As more and more people discover the beauty of North Cyprus (TRNC) and the wonderful opportunity it offers for many to own a holiday home or even a permanent home in the sun, the number of North Cyprus estate agents and constructors seems to grow proportionally.
For the would be property buyer the sheer choice of both esate agents and new properties could potentially turn a rewarding and enjoyable experience into quite an exhausting ordeal.
Although North Cyprus is a relatively small country attempting to view every single property for sale on the Island would prove exhausting even for the fittest among us.
How can we be sure that we’re getting the best value and quality for our needs?
Here are our top tips to help you to find your dream property in North Cyprus.
1: Research First
Before you visit do as much research as you can on the internet, if you don’t have a very fast connection at home your public library may well offer a broad band connection that will save the frustration caused waiting for web pages to load.
If you’re new to the internet get someone to show you the site http://www.google.com. Goggle is a special site that searches all of the Internet to find the information that you are looking for.
Enter phrases like “Property North Cyprus” or “Estate Agent North Cyprus” you can miss out common words like “in” and be careful not to make your search phrase too long as Goggle can sometimes become a little confused!
Decide on your budget, the size of property that you need and the type of property - a detached villa in the countryside or a modern apartment in the bustling town of Kyrenia (Girne). The library may also have a tourist book on Cyprus that includes the North. Lonely Planet produce some very good books. Use the maps so that you can see where property is located.
2: North Cyprus Geography
Kyrenia (Girne) is the axis of North Cyprus living - you will probably use Kyrenia for shopping, dinning out and other forms of entertainment more often than the capital town of Nicosia (Lefkosia) - therefore if you’re the type of person who wants the maximum choice of entertainment you’ll need to keep this in mind when looking at property locations. If you’re happy with the quiet life you’ll find that property often gets a little less costly when you move further away from Kyrenia (Girne).
3: Build Your Property List
Write down a list of the properties that you like, include the name and phone number of the estate agent selling them. Try to make it easy to compare like for like: for example - property type villa, bedrooms 4, size 150 sq mtrs, price 100,000.000 GBP. And include a few personal comments like “beautiful roof terrace” to remind yourself of what you’ve found.
4: Trim Your List
Now reduce the list - try to get down to no more than 5 estate agents and 3 properties from each. If you show the estate agent 3 examples of the type of home that you like they will be able to help and inform you if there’s anything similar that you’ve not seen.
5: A Holiday in North Cyprus
This is the most important tip. Don’t visit the island and kill yourself trying to see as many properties as possible you’ll end up tired out and very confused. Buying any property is no small event and deserves some time and thought: if you can take between 2 to 3 weeks all the better. Book appointments for every other day with each estate agent on your list, having a day free between each appointment gives you chance to nip out alone and take a second look at the property or the location where it will be built.

If it starts to get confusing, cancel any further appointment for a few days and spend them by the pool relaxing until your batteries are recharged.
