This is an independent review of Nature Bay Village North Cyprus with additional information about Sea Vistas, Sea Point and Nature Bay Beach Villas.
Nature Bay Developers seem to understand the property buying public who are coming to Northern Cyprus looking for well located and facilitated homes at affordable prices - and this understanding and acceptance of the market’s demands seems to be their unique selling point and the key reason that their properties are so successful.
For one thing Nature Bay Developers are focused on locations to the East of Kyrenia where land has traditionally sold for less (meaning that they can keep the prices of their apartments and villas for sale down as low as possible), where there are great beaches, where there is a new golf course being built and where a new coastal road makes the area’s towns and villages easily and safely accessible.
The largest project currently under construction and which is being built in a series of phases is Nature Bay Village. The village currently offers purchasers the choice of three models of home available for sale from GBP 79,500 – homes available are either in the form of single storey villas or duplex apartments. As the various stages of the village are developed so more facilities such as communal pools and green areas will be added.
All properties are compact but they offer residents good storage and useable outdoor spaces, both of which can be at a bit of a premium in other developer’s properties in Northern Cyprus. The properties will be perfect for vacation rental or holiday occupancy by the owner because they are right opposite Alagadi or Turtle Beach (pictured), they are a very short drive from the new golf course in Esentepe, they have communal facilities such as a pool and from the homes it is easy to get to Kyrenia, Ercan Airport, the Metehan crossing for passage to South Cyprus and also to all of the main tourism sites in the North from Bellapais Abbey to the Karpas, from St Hilarion Castle to Kantara.
The homes come with the provision for air conditioning in all rooms (split units are available that heat as well) - but if you are buying a home for permanent occupancy I would pay for the inclusion of central heating if this is offered as an extra or at least ask the builder to put in the pipes for central heating and you can get in your own installer later. Heating is essential even in Cyprus in the winter - not because it gets especially cold but because it rains and gets damp and central heating just makes a home more comfortable. The build quality is good, the constructor is SERCEM and they are using their own ‘bims blocks’ which have a good energy saving rating.
While the developer does not commit to strict timelines for the completion of the development’s phases they guarantee that each stage will be finished with full working utilities before the next stage is started. Furthermore, future stages will be further and further away from the original stages so as not to disturb those who have already moved in.
Nature Bay Beach Villas will be front line homes also directly opposite Turtle or Alagadi Beach and they will offer the property buying public something a little more exclusive, the option of a private pool and also the choice of upgrading the home to make it suitable for permanent residency. This is another reason why Nature Bay Developers are popular – they can offer a range of property options to suit both the budget of the individual and also their requirements for the home that they are buying.
Sea Vistas and Sea Point are simple apartment developments similar in nature to each other but the former is located close to the village of Catalkoy and the latter is closer to Esentepe. Both villages are to the east of Kyrenia; Catalkoy is closer at only a ten to fifteen minute drive away whilst Esentepe is closest to the golf course and a twenty to twenty five minute drive from Kyrenia. Again the apartments for sale are well laid out with good storage and decent indoor and outdoor useable space, they are close to beaches and local amenities and the developments will have communal pools. Prices start from GBP 51,950 making them hugely affordable options for those seeking a holiday home that they can use and enjoy or rent and profit from.
