Summary:
It’s quite tricky trying to compare the prices, quality and value of the Belize real estate for sale on the internet and it’s also hard to decide which properties to view if you’re about to make an inspection trip. With many developers and real estate agents advertising their wares online, how best can you navigate the sheer volume of property for sale and how best can you determine which houses are worth a visit?
This article is an examination of how to get the best out of your search for Belize real estate for sale on the internet.
First things first if you’ve never been to Belize before it’s very important to do your background research into the country to ensure that it actually matches the dreams and ideas you have for it. You might consider Belize to be a lush tropical paradise with close ties and transport links to both Mexico and the US where the people, who all speak English, are always friendly and welcoming and where you can enjoy the beautiful Caribbean Sea and sun drenched beaches 365 days of the year.
Well, in reality the above is a fair if not exactly accurate picture of the country! It is a lush tropical paradise but one that comes with the tropical storms and monsoons associated with ‘lush’ and ‘tropical!’ It’s important to think about the realities of living in a country or owning property in a land that has a rainy season for six months of the year between May and November and where whole roads and some buildings annually get swept away! You cannot enjoy the sunshine 365 days of the year either, but the people are always friendly and welcoming and yes, English is the main language in Belize.
Use your first searches on the Internet to learn more about the country. For in depth analysis of everything from GDP to elevation extremes you can start with the CIA world factbook.
Once you have a good understanding of Belize and the Belizean people and you’re still convinced that the country suits you and your requirements you should consider honing down your research and focusing on the specific areas of the country that you’re interested in. The majority of real estate for sale in Belize is in and around the Cayes as these are the most popular tourist and expatriate areas. But you might be drawn in land or north or your heart might be set on Belize City. Focus your next searches on the areas you’re interested in and ensure the infrastructure, amenities and facilities you require are accessible generally from your preferred location.
Once you have a geographical fix on where you would like to hunt for real estate everything becomes so much easier. It’s possible to target your searches now for real estate in a given location. For example, instead of typing ‘Belize real estate for sale’ into google or yahoo you can enter ‘real estate in Northern Belize’ or ‘apartments for sale Belize city’ at which point your search results should be far more specific to what you’re actually hunting for and return details of real estate agents with properties for sale in your preferred location.
Now you have to browse the websites returned and make a note of average prices for the types of properties you’re interested in. You can then get a feel for which agents, if any, are targeting a tourist or non-resident market or have unrealistic prices for their properties. Once you get a feel for which agents you’d like to contact send your detailed requirements off to them and ask them to send you details of all properties that meet your needs. Include your maximum budget, preferred specific location, ideal property type and of course all your contact details, and if you have any other requirements - like number of bedrooms or the state of the property (i.e., ready to move in, off-plan, renovation job) - then include these on your initial contact email as well.
Hopefully all this work will return some positive results with agents contacting you with properties that suit your budget and requirements. Once you’ve come up with a short list of properties to visit it’s time to book your flights and make appointments with all the agents. When you get to Belize keep a cool head and don’t sign for the very first property you see, be prepared to negotiate and do nothing without the aid of independent local legal representation.
