Dubai Property Prices: Should Investors Take Note?

Published on Wednesday, September 16th, 2009

Dubai Property Prices: Should Investors Take Note?Dubai’s property market was a star that shone brightly right up until the back end of 2007 when the rug was pulled so sharply from beneath it that it collapsed in spectacular fashion.  Property prices are reported to have almost halved last year, to have fallen by a further 41% during the first quarter of 2009 and perhaps now, according to a new price index report from Knight Frank, the bottom of the crash is about to appear.

According to the global estate agency, Dubai’s property prices have ‘only’ fallen by about 7.5% in the second quarter of 2009 – and so with this in mind, should investors begin to take note and re-examine the offerings in Dubai’s real estate marketplace?

In this report we’re going to look into the viability of an investment made into property in Dubai.  We’ll examine whether there are fundamentals that will support the market’s recovery, what is in place to prevent such a collapse happening again, whether there are finance methods appropriate for would-be investors, and what sort of overall investment approach one should use if one wants to enter the market in Dubai.

Internationally Recognised Universities in Dubai

Published on Wednesday, September 09th, 2009

Internationally Recognised Universities in DubaiExpatriate children traditionally return to their old home nation or another well-recognised country such as America or the United Kingdom to complete their tertiary education.  This has a great deal to do with the fact that parents and their student children want an internationally recognised university education.  After all, most employers will require this.

Therefore, the good news for parents with student children who are living in Dubai is that there are internationally recognised universities actually in the emirate.  Many are affiliated with British, French or America university campuses for example, and as a result you don’t have to leave the emirate and pay both international tuition fees and expensive living costs for your student child when they attend college in another nation.

In this, the final part of out four-part guide to schools, universities and education in Dubai, we’re going to look at 10 of the most popular tertiary education establishments in the emirate.

International Schools in Dubai for Secondary Education

Published on Monday, September 07th, 2009

International Schools in Dubai for Secondary EducationSecondary school education in Dubai is for children aged between 11 and 18, and children entering a school at this level for the first time may be required to undertake a short exam so that teachers can determine their abilities.  School fees vary across all establishments, but the older the child gets in Dubai, the higher the fee structure for their education.

As with the nurseries and primary schools we have examined, the best secondary international schools in the emirate also get booked up well in advance – therefore if you’re moving to Dubai in the near future it will be imperative that you enrol your student child as soon as possible and secure their place.

A number of the primary schools we discussed in the earlier article Primary Schools and Education in Dubai also take secondary level students right through to their final exams, so this article is worth looking at as we will not be repeating the same schools’ details in this article.

Primary Schools and Education in Dubai

Published on Wednesday, September 02nd, 2009

Primary Schools and Education in DubaiPrimary school education starts for children in Dubai from the age of four and a half, and as you can imagine there are international schools available that cover almost all the major international curricula – from the British system to the International Baccalaureate for example.

If you’re moving to live in Dubai and taking children out of school to move them with you, it will be very important to help them settle in to a new school as seamlessly and as effortlessly as possible, therefore for many parents it will be important to find a school following the same curriculum or national guidelines as their child is used to.  Similarly, if you’re likely to repatriate or re-relocate again in the future, making sure your child is in an international school environment will be very important.

Fortunately there are a wealth of decent primary school options in Dubai, and in this, the second of our four guides to education, schools and colleges in the emirate, we take a look at a range of primary schools available.

Dubai Dream Defies Logic: Expats Still Want to Live & Work in Dubai

Published on Wednesday, August 26th, 2009

Dubai Dream Defies Logic: Expats Still Want to Live & Work in DubaiA friend recently over-nighted in Dubai on his way to New Zealand: this is a stop off on a trip he makes up to six times a year for business.  On his return he commented how Dubai was dead…on further questioning he said the city felt lifeless to him, the airport felt deserted and all in all, the soul seemed to have been sucked out of Dubai.

He recalled the days he’d spent in the city over the past 3 – 4 years when the buzz, the hype and the vibe was somehow infectious – it was as if the positive excitement that Dubai was purveying with its lofty ambitions was transmittable, and everyone in Dubai was riding a wave of endorphins and adrenaline, high on the prospects and the prosperity.  But according to our friend, all that has now been leeched out of the city and out of its residents who have all been affected by the massive and dramatic downturn in the emirate.

However, the Dubai dream still exists, and it is seemingly defying logic – expats still want to live in Dubai and would-be expats still write to us asking about working in Dubai, getting jobs and visas.  So, we decided we’d better update our position on the emirate for anyone still actively considering their options, and who is looking at Dubai as a real prospect in lifestyle and employment terms.

Dubai Dream Over or Western Workers Still Wanted?

Published on Monday, July 20th, 2009

Dubai Dream Over or Western Workers Still Wanted? An incredibly fascinating yet damning article in this week’s Sunday Times likens modern day Dubai to Sodom and claims that racism abounds in this state in the United Arab Emirates.  The article by Rod Liddle highlights the fact that Emiratis generally disrespect Westerners and disapprove of our way of life, and that most foreign nationals living in Dubai find the local male citizens to be offensive, with one taxi driver cited as saying: “they are arrogant scum.”

The ‘truth’ about Dubai is now coming out as the dream fades and the economy fails.  The locals are refusing to turn a blind eye to the excesses of the West that have been imported along with hundreds of thousands of Western workers, because they are embittered that their lavish lifestyles are at risk because capitalism and corruption are just not working in Dubai.

So, is the Dubai dream over as suggested in many damning and damaging articles of late, or are Western workers still wanted or at least needed in Dubai?  And why are we asking these questions anyway?!  Well, we still get requests for information from would-be workers wanting to move to Dubai on a weekly basis.  It seems that the tax-free lifestyle and strong salaries that Dubai had on offer are still wanted – even if the lifestyle is a little less than perfect.  So we decided to review what the opportunities are like in Dubai at the moment for anyone still committed to getting a job in the emirate.

The Lifestyle and the Law for Expats Living in Dubai

Published on Wednesday, June 17th, 2009

More than many other international locations, Dubai creates a feeling of real uncertainty in many expatriates when they first arrive.  The expatriates will of course have bought into the hype about Dubai at least on some levels, and they will see the amazing architecture and experience the incredible politeness and efficiency at the airport and their hotel, but then they will also see for themselves the other side of Dubai.

They will witness the half finished construction sites, they will see the hard done by construction workers, and then as soon as they get to grips with establishing their life in the emirate they will come across the reams of red tape and experience what are to many westerners, old fashioned laws.  This seeming dichotomy that pervades across many sectors and experiences in Dubai can make it harder for many expats to settle in.

In this guide to the lifestyle and the law for expats who are moving to live in Dubai we will aim to arm you with some salient information, so that you can be more prepared ahead of your move.  That way you can have a realistic overview of what it is really like living in Dubai and you will be ready to embrace the entire experience.
